Living in Leyton

Anyone live in Leyton (or Leytonstone) or have thoughts on it as a place to live and bring up a young family?
We live in a flat in Bethnal Green currently but want a bigger place and can't afford that where we are now.
I realise Leyton is historically not very nice but is it quite nice now?
I was brought up in Plaistow - a turd that has so far defied polishing - but maybe Leyton is different? (very different!)

Leytonstone prices have gone through the roof over the last few years, whilst it will be cheaper than BG I doubt it's that much cheaper.
The area has changed a lot, it's become a bit of an Camden type place, a bit hipster/yuppy types.

I lived there from birth 1962 unitl 1974 in a tower block that has since been torn down. As a young kid I loved it there but my has it changed since then!

Keeping your kids out of and away from all the gang shit is the difficult bit.
Not sure it’s any different from Bethnal Green in that respect. Only 3 stops down the line after all.

My advice would be to leave East London altogether. My old man still lives in East Ham, and I'm often driving through the streets of Plaistow - where I was born and bred - to pay a little visit to family who are in East London cemetery, and I wouldn't dream of bringing up my family back there. Not a chance. Yes, it's only a small part of EL, but the rest isn't much different as far as I've seen.
Depends what you're after I suppose. Personally, I like a little bit of fresh air, my kids to go to good schools and being able to walk the dog at night without looking over my shoulder, so Essex is where I now call home. You could do a lot worse.

I should also add, however, there are parts of Essex you also want to avoid the plague...

If I were to choose between the two I'd take leytonstone after leyton all day long.
Bolty is right though leyton is slowly transforming as the Hackney crowd upsize.
If you want to be ahead of the game buy in manor park five years ago.

Well I was looking in 2013 bolt but thanks for the advice in 2017.
East Ham by central park is where it at now.
Just look at what's happened to the hammers and the denmark.

Gary we have meet, you sorted me your dads ticket a few years ago, so im going to give you some "Life changing info". London, and East London in particular is fucked, DONE!!! Move out, Come out to Hampshire, cheap houses, easy transport links back to the smoke, and schools with load of British locals, no crime or gangs out here. Never lock me car up on my drive!!!
